We are independent mortgage advisers and research the market to obtain the best deals for our clients.
We use a small panel of mortgage lenders for the cases that require specialist underwriting or a degree of flexibility that is not normally available in the open market. Our favourite mortgage is currently a 5 year base tracker with no margin.
Our typical fee for arranging a mortgage is 0.5% of the amount borrowed but each case is treated individually and illustrations are provided fully outlining the cost of the mortgage including all fees.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Parental Guarantee Mortgages
Sometimes a little help is needed to get a foot on the property ladder. We specialise in arranging mortgages where willing parents act as guarantors to help their children. Needless to say, both parties need to be involved in discussions.
Lifetime Mortgages
Property values are increasing at a higher rate than the Inheritance Tax (IHT) threshold increases and the number of people that will be liable to pay Inheritance Tax is rising as a result. Borrowing money against your house and making gifts to your beneficiaries can substantially reduce the IHT payable by your beneficiaries.
A further option could be to draw on a lifetime mortgage by taking small amounts each year as you need to supplement your income.
Interest is added to the loan each year and becomes repayable on your death from your estate.
